Licensed WA Electrical Contractor EC17745 Open 7:00 AM – 5:00 PM, Monday to Friday
For builders & renovators

An electrical contractor who turns up.

Your program only works if the trades do. The E-LEC team prices clearly, communicates early, finishes neatly and hands over the documentation — so the electrical isn't the thing holding up your handover. We work with builders and renovators across Perth and the Perth Hills.

What builders actually want from a sparky

Most builders don't need to be sold on electrical work — they need a contractor they can stop worrying about. Someone who gives a clear price, turns up when they say, does work the client won't call back about, and provides the paperwork at the end without being chased. That's the bar E-LEC works to.

The electrical trade sits on the critical path more often than people think: rough-in gates the lining, fit-off gates the handover, and a missing certificate can stall a settlement. We treat those dependencies as ours to manage, not yours to chase.

How we work with builders

  • Clear pricing and scope agreed before work starts, wherever the design allows it
  • Early flags on anything that affects program — supply changes, long-lead items, access
  • Rough-in and fit-off planned around your sequence and the other trades
  • Neat, compliant work that reflects well on your build, not just "to code"
  • Variations priced and confirmed in writing, so the final invoice holds no surprises
  • Testing, certification and handover documentation completed and organised for your client
  • One point of contact who owns the electrical from rough-in to handover

We'd rather be the contractor you stop shopping around for. The way you get there is by being predictable — and predictability is something we take seriously.

Project types

The building work we take on

New builds

Full electrical rough-in, fit-off, switchboards and certification on new residential and light-commercial builds.

Extensions & additions

Tying new circuits and rooms into an existing installation, with the board capacity to match.

Renovations

Kitchens, bathrooms and whole-home renovations where old wiring meets new layouts.

Fit-outs

Commercial and retail fit-outs needing power, lighting and data coordinated with other trades.

Switchboard & supply

Board upgrades and supply changes sized for the finished building's loads.

Pre-handover compliance

RCDs, smoke alarms, testing and the documentation your client needs at handover.

Documentation that makes handover easy

Every job we complete is tested and certified, and the records are organised — not handed over as a shoebox of paper. Where it helps, your client can access their certificates, test records and handover pack through our client portal, kept per property. For a builder, that means fewer calls months later asking "do you still have the certificate for…".

This is the same compliance discipline we bring to property managers — a single, retrievable source of truth for the electrical work on a property.

FAQ

Working with E-LEC as a builder

Do you work to a builder's program?

Yes. We plan rough-in and fit-off around your program and other trades, and flag early if something — a supply change, a long-lead item or an access issue — is likely to affect timing, so it can be managed rather than discovered late.

How do you price work for builders?

We price the scope clearly before work starts wherever possible, and we tell you what could change it — variations, hidden conditions or client-driven changes. The aim is no surprises at invoice time.

Do you handle certification and handover documentation?

Yes. We test and certify our work and provide the documentation required, which can include Electrical Safety Certificates, statutory notices and test records — organised so you can hand it to your client without chasing paperwork.

What types of building work do you take on?

New builds, extensions, renovations and fit-outs across residential and light commercial. We confirm scope, program and pricing per project, and availability depends on current workload and location.

Got a project coming up?

Tell us the scope and program and we'll talk through how the electrical fits. We'd rather be early than squeezed in.
