Small commercial electrical.

Fitting out a new tenancy, altering an existing space, or adding power, lighting and data to keep a small business running. The E-LEC team takes on office, retail and tenancy work across Perth — scoped to your requirements, coordinated around trading where we can, and installed to standard with test records and completion documentation.

Who it's for

Small commercial work covers a lot of ground — but it's usually one of a few people who call. Small business owners taking on a new lease and needing the space fitted out. Retail and hospitality operators adding power for equipment, refreshing lighting, or altering a shop or café. Offices and tenancies that need extra power points, data cabling or a reworked layout. And builders running a commercial fit-out who need a licensed electrical contractor to take on the electrical package.

The common thread is that the space usually needs to keep working — you're trading, or you're on a deadline for handover — and the electrical work has to be done properly, tested, and documented so it stands up for the lease, the landlord or the next inspection. That's the part we take seriously: a compliance-led install with a documented close-out, not a rushed job that leaves questions behind.

What we do

  • Tenancy fit-outs and alterations — new leases, refits and changes of use
  • Lighting, power and equipment supplies for the way the space is used
  • Data points and structured cabling for offices, counters and back-of-house
  • Switchboard additions, sub-circuits and clear labelling
  • Exit and emergency lighting support as part of a fit-out or alteration
  • Temporary power to keep a site or space running during works
  • Cable tray and containment for a tidy, maintainable installation

If the work grows beyond a single fit-out into ongoing upkeep, our electrical maintenance can cover the space once it's open.

What's included

Every commercial job is different, but small commercial work with E-LEC typically includes:

  • Scope worked out to your requirements, so you know what you're getting
  • Work coordinated around trading where possible, to limit disruption
  • An installation carried out to standard by a licensed WA electrical contractor
  • Testing as the work goes in, with results recorded
  • Photos and test records where they help show what was done and where
  • Clear labelling of new circuits and additions at the board
  • Completion documentation appropriate to the work — for your records, your lease or a handover

Where a fit-out points to bigger switchboard work, we'll explain honestly whether a switchboard upgrade is the sensible path — and why — rather than patching around a board that's already full.

FAQ

Small commercial electrical questions

Do you work around trading hours?

Where the work allows, yes. For occupied shops, cafés and offices we plan the job so most of it happens around your trading — early starts, quieter periods or after hours — and we keep you informed about anything that needs power isolated. We confirm the approach before we begin.

Can you provide test records and completion documentation?

Yes. We test the work as we go, record the results, and provide documentation appropriate to what was carried out — useful for your own records, your lease obligations or a fit-out handover. We tell you up front what you'll receive.

Do you do exit and emergency lighting?

We install and support exit and emergency lighting as part of a fit-out or alteration, and can advise where it's needed for the space. Ongoing scheduled testing of emergency lighting is a separate maintenance arrangement, which we're happy to discuss.

Do you take on fit-outs and alterations?

Yes — tenancy fit-outs, refits and alterations are the core of our small commercial work. Whether it's a new lease, a change of use or adding power, lighting and data to an existing space, we scope it to your requirements and install it to standard.
